Short term rentals are authorized by Mono County in a two part process. The property is authorized by the Planning department if it in a properly zoned area and confirms to all of the requirements of Chapter 26. If approved this permit runs with the land.
The second part of the authorizing permit is the homeowners/host must be approved by the Board of Supervisors. If approved, this permit is specific to the homeowner and does not run with the land.
Currently any condo in June Lake can apply for a short term rental permit. The County has imposed a moratorium on issuing new permits on any Single Family and Multifamily dwellings. The moratorium is set for review in April 2024.
Short term rentals are considered 30 days or less. Long term rentals are considered 31 days or more. Long term rentals are not subject to authorization and permitting by Mono County.
Before the moratorium the areas in June Lake that were zoned for Short Term rentals were Nevada and Leonard Street-excluding the Highlands and the heart of the Village. Non-owner short term rentals were not allowed in the Clark Tract, Peterson Tract, and Dream Mountain.
