If you're in the market to buy a home, there's some significant news you need to know about. Starting in August 2024, there are important changes coming to the real estate world that will impact how you interact with real estate agents and view properties. Starting August 2024, real estate agents will require a signed Buyer Representation Agreement before they can show you property. This change is part of a settlement by the National Association of Realtors (NAR), aiming to make the home-buying process more transparent and professional. This article is specifically about open houses.
Open House Updates: Sign In or Miss Out!
If you love visiting open houses, here's a crucial update: everyone will be required to sign-in before viewing the property. This isn't just a formality; it's a new rule to ensure clear representation. If you don't sign in, you may be able to view the property but won't be able to have your questions answered.
Why Is Signing In Important?
When you sign in at an open house, it serves two main purposes:
New Buyer Representation Agreement
There's a new type of agreement/form designed specifically for open houses. This document is limited to just the open house property and lasts for 30 days. The good news? It is exclusive to that property, so you won't be locked into working with that agent for other properties (unless you decide you want to).
What Happens If You Don't Sign?
If you choose not to sign anything, you'll still get basic information from a property flier. However, the agent will not be able to provide additional information and cannot answer questions. For more detailed information, the agent will ask you to sign a full or limited Buyer’s Representation Agreement. This ensures that any extra information you receive doesn't inadvertently suggest that the agent represents you. Not sure how some agents will manage this as it is uncharted territory but I'm sure we will figure it out!
